小弟今天在看有關Real State investment的部分有個部份不是很懂
是有關After Tax Cash Flow Approach的問題,
小弟的問題是:
如果題目未給 annual mortagege payment, 如何算出ATCF?

題目給定
NOI = 48000 , annual depreciation = 20000
Purchasing price = 800000 , 融資30% , interest rate 7%
personal tax rate = 30%
請問ATCF為何?

解答計算流程:
pretax income :48000 - 20000 - (800000 x 0.3 x0.07) = 11200
Net Income = 11200 x (1- 0.3) = 7840
ATCF = 7840 + 20000 - 5854(重點在這個數字, 應該是22654-16800得來
但是題目未給22654這個mortgage payment數字)
= 21986
