這位兄弟,你對房屋可能有些誤解…
我最近剛繳完車子的牌照稅,我是2016年買本田的奧德賽至今,
當時一台辦到好約170萬元,這台車的牌照稅是11230元。
過幾個月還有一條燃料稅,我忘了多少錢,但也不會相差太多。
繳完牌照稅的隔天,我收到了房屋稅單,(接下來還有所得稅…我真的快暈了)
我是2010年買房的,當時這間房子的價格是七百多萬元,
然後房屋稅是五千多元,因為還沒有繳,所以對數字沒什麼記憶,
過幾個月還有一條地價稅,好像是一千多吧?
比較一下車子跟房子之後可以發現,在台灣持有房子的成本,比車子還要低很多。
甚至可以說,除了要繳交的貸款之外,每年要繳的稅金/保險跟房價相比,幾乎只是零頭。
我的車子折舊到現在,市場行情剩110萬,
我的房子住到現在,我樓下下下去年底賣出,1200萬餘元。
所以說,房屋絕對不是折舊品,車子才是。
另一點是,以前的房價不高,但很多人跟銀行借不到錢,借到的額度不高,利率卻很高。
所以才會有標會、才會有地下借貸、才會有當鋪…等地下金融交易的產生,
想想當年為何公教退休存款會是18%?
因為借貸的利息也就差不多是10幾%甚至是更高,
所以那時候的人看18%也就剛好而已啊!
最後想給兄弟一個建議,不要看不起自己。
不論現在一個月領28、35、還是40k,千萬不要拿這薪水來跟房價去比,
你現在的努力,未來絕對能夠反映在你的收入上面,
就算現在一個月四萬,要存700萬的頭期款200萬,絕對不是用不吃不喝50個月來計算,
而是要用現在能開源多少能節流多少,未來數年收入能成長多少去看待,
等你度過了最困難的存頭期款階段,你就會發現每個月繳交的貸款不算什麼了。
小弟非房仲,也只是個努力存錢繳貸款的人…原共勉之。
