沒有辦法得到38721耶
我求到的是38714
可否請dx大再把第三年的po出來

: = (NOI-depreciation-interest)*(1-tax rate)
: = (197,500-45,000-147,100)*0.72
: = 3,888
: Y2 Principal payment
: = annual payment-interest
: = 156,997-147,100
: = 9,897
: Y2 after-tax cash flow
: = after-tax net income+depreciation-principal payment
: = 3,888+45,000-9,897
: = 38,991
: 依此類推求出Y3=38,721
: Y3 after-tax cash flow
: =1,950,000-1,450,000+38,721
: =538,721
